1. Who we are
Section 8 Made Simple is a trading name of CJ Lee Services Ltd (company no. 12286913), registered in England. Contact: info@section8madesimple.co.uk. References to "we", "us" and "our" mean Section 8 Made Simple.
2. What we provide
We provide a document-preparation service. Using the information you supply at checkout, we complete the official, government-prescribed Form 3A (Section 8 Notice Seeking Possession) and return it to you by email. We do not post documents.
3. What we are NOT
We are not solicitors and we do not provide legal advice. We do not advise you on whether to seek possession, which ground applies to your situation, the strength of your case, or your prospects in court. You choose the grounds; we prepare the document. The official Form 3A and guidance are available free at gov.uk. If you need legal advice, consult a solicitor or qualified housing adviser.
4. Your responsibilities
- You are responsible for the accuracy of the information you give us. We prepare the notice from your details and cannot verify them.
- You are responsible for choosing the ground(s) of possession and for deciding whether they apply to your circumstances.
- You are responsible for checking the completed notice before you serve it, and for serving it correctly and on time.
- You confirm you are the landlord (or authorised agent) and are entitled to seek possession of the property.
5. No guarantee of outcome
The validity of a notice and the outcome of any possession claim depend on many factors outside our control, including the accuracy of your information, your choice of grounds, correct service, court discretion and the tenant's circumstances. We do not guarantee that a notice will be accepted by a court or that possession will be granted.
6. Price and payment
The price is shown at checkout and includes VAT. Payment is taken in full before we begin work.
7. Refunds and cancellation
Because this is a bespoke document prepared specifically for you, your statutory right to cancel does not apply once we have started work, and you agree to this by placing your order. If we have not yet started, contact us for a full refund. If you believe we have made an error in preparing your document, contact us and we will correct it promptly at no charge.
8. Liability
To the extent permitted by law, our total liability arising from your order is limited to the amount you paid for it. We are not liable for losses arising from inaccurate information you provided, incorrect service of the notice, your choice of grounds, or the outcome of any court proceedings. Nothing in these terms limits liability that cannot be limited by law.

We use the information you provide solely to prepare your document and deliver our service, and we handle it in line with UK data protection law. See our Privacy notice for details.
10. Governing law
These terms are governed by the law of England and Wales.
